The role
The Real Estate Manager for Eastern Europe is responsible for the continued expansion and managing the real estate portfolio within the region for Lovisa while maintaining relationships with the landlords and major shopping centres executives.
As we expand rapidly throughout Eastern Europe, the Real Estate Manager will be required to travel to potential site locations for assessments and inspections to ensure brand standards are adhered to, and for the purpose of relationship management and lease negotiations with landlords.
- Rapid store expansion, achieving ROI & EBIT hurdle rates
- Manage all relationships with landlords.
- Action and negotiate the lease renewal process for existing stores.
- Complete realistic forecast pro-forma models in line with the expansion strategy.
- Ensure pro-formas are prepared and exceed board approved ROI & EBIT hurdle rates
- Negotiate occupancy terms and conditions (as well as lease conditions) that achieve the Occupancy Cost budget in line with brand vision and strategy
- Negotiate with appropriate representatives for shopping centre owner's the rentals, outgoings, fit-out contribution allowances, rent-free periods at any other point that may be included in a deal that maximise the benefit to Lovisa
- Review all site locations prior to committing to deals with landlord management
- Attend weekly property meetings to report progress with status updates of lease renewals and new stores
- Regular visits to shopping centres to ensure the Lovisa brand remains in the best possible site location
- Conduct portfolio reviews with landlords with a view to ensure all stores are meeting expectations
- Maintain a network of contacts with other retail Property Managers in the industry to keep in touch with market conditions & trends
- Maintain a proactive and future-focused approach in development opportunities in all major Shopping Centres
- Assist in solving store problems that may arise concerning shop fittings, air conditioning, fixtures, lighting and take action to resolve issues promptly
About you
- Extensive leasing experience in the commercial retail industry is preferred
- Proven track record in leasing management, negotiation skills, and store expansion history with a national retail brand.
- Exceptional communication and relationship building skills
- Excellent negotiation and interpersonal skills
- Ability to interpret relevant legislation and Acts
- Strong time and organisation management with high attention to detail
- Will work flexibly and able to effectively manage new and unexpected events as they arise demonstrating problem-solving skills and accountability
- Ability to act with pace in a dynamic retail environment
