The Role
The Head of Leasing – Southern Europe is responsible for leading the regional leasing strategy, supporting portfolio growth and store expansion across Southern Europe, and delivering strong commercial outcomes in line with Lovisa’s objectives.
The role is accountable for achieving ROI and EBIT targets, managing key landlord and developer relationships, assessing potential and existing sites, and leading high-value lease negotiations and portfolio optimisation initiatives.
Key Responsibilities
· Develop and implement the leasing strategy across Southern Europe and expansion markets, aligned with Lovisa’s commercial objectives and long-term growth plans.
· Lead regional store expansion, identifying and securing high-quality new store opportunities that deliver sustainable growth and strong commercial returns.
· Drive portfolio performance by achieving ROI and EBIT targets, optimising occupancy costs, and maximising lease value.
· Lead negotiations for new sites, lease renewals, relocations, restructures, rent reductions, disposals and other portfolio optimisation initiatives.
· Lead complex lease negotiations, securing commercially advantageous terms and managing all legal processes through to completion.
· Deliver best-in-class commercial outcomes across lease terms, including rent, incentives, tenant contributions and rent-free periods.
· Review and challenge financial pro-formas, sales forecasts, investment appraisals and business cases to support robust property decision-making.
· Build and maintain strong relationships with landlords, developers, shopping centre owners, JV partners and external property advisers across the region.
· Identify new market, development, acquisition and disposal opportunities through portfolio reviews, pipeline management, market research and industry networks.
· Provide commercial recommendations, market insight and strategic advice to senior leadership, including presenting updates and proposals at weekly property board meetings.
· Establish and monitor leasing KPIs, pipeline updates, weekly leasing reports and portfolio performance reviews to ensure accountability, governance and consistent delivery.
· Collaborate with Finance, Legal, Retail, Development, Construction, Store Operations and other support functions to align leasing activity with business priorities and ensure successful project delivery.
· Travel throughout the region to assess sites, negotiate transactions, inspect locations and maintain key stakeholder relationships.
· Represent Lovisa professionally in external negotiations, landlord meetings and wider property industry engagements.
· Work alongside the wider leasing team, fostering a high-performance culture built on integrity, accountability, collaboration and continuous improvement.
Contribution to the Group
Contribute to the successful execution of the regional property strategy and business objectives.
· Contribute commercial insight and recommendations in leadership forums, supporting informed property and portfolio decisions.
· Lead by example, demonstrating Lovisa’s values, expected leadership behaviours and a collaborative, solutions-focused approach.
To be successful in this role you will have
Proven success negotiating new site acquisitions, lease renewals and commercial lease outcomes across multiple markets while delivering agreed KPIs.
Strong analytical capability to assess sales potential, occupancy costs and sustainable sales-to-rent ratios.
Commercial acumen with the ability to balance growth opportunities with financial performance and strategic objectives Strong written and verbal communication skills with the ability to influence stakeholders at all levels.
High attention to detail with a strong focus on accuracy and data integrity.
Self-motivated, commercially driven and committed to continuous learning and development.
Excellent time management, prioritisation and organisational skills within a fast-paced environment.
Advanced proficiency in Microsoft Excel and the Microsoft Office suite.
Experience using property management systems (e.g. Lease Eagle).
